Riley County Sends 2026 Property Valuation Notices, Outlines Appeal Process

The Riley County Appraiser’s Office has finished its 2026 property valuation review. Change of Value Notices (CVNs) will be mailed to property owners on February 25. These notices show how a property’s value has changed from last year, which can be influenced by the local real estate market or updates to individual properties like additions, removals, or renovations.

In 2025, the average home sale price in Riley County was $301,998, up from $275,000 in 2024. The median price was $270,000, rising from $250,000 the previous year. Residential property values are generally increasing 3% to 10%, while commercial properties are up about 2% to 6%. Individual properties may vary depending on specific changes or local market activity.

CVNs include a form for property owners who wish to appeal their valuation. Appeals must be completed, signed, and returned within 30 days of mailing, by March 26. Forms can be emailed to valuationappeal@rileycountyks.gov or delivered to the Appraiser’s Office at 110 Courthouse Plaza, Manhattan. Appeals cannot be submitted by phone, but questions can be directed to 785‑537‑6316.

Higher property values do not automatically mean higher taxes. Valuations determine fair market value, while tax bills reflect budgets set by local governments.
